Leasing & Application

The community offers a variety of floor plans, including one, two, three, and four-bedroom apartments, depending on availability.

To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Park at Magnolia offers flexible lease terms ranging from 1 to 16 months.

Lease terms are subject to change without notice.

Most applications are processed within 24–72 hours once all required documentation is submitted.
Credit requirements vary and are evaluated as part of the screening process.
Park at Magnolia requires a gross monthly household income of at least 2.5 times the base rent.
Fees typically include the administrative fee, security deposit (if applicable), and any prorated rent or additional required charges.

Rent, Payments & Fees

Rent is paid online through the resident portal using approved payment methods.
Accepted payment platforms may vary. Please confirm current options with the leasing office.
Rent is due by the 1st with a grace period through the 6th. A 7% late fee applies on the 7th, with a maximum 10% late fee on the 10th.
A returned payment fee may apply for failed or reversed transactions.
Yes, residents are required to maintain an active renter’s insurance policy.
Insurance binders are accepted as temporary proof until a full policy is uploaded.
Failure to upload proof of insurance may result in enrollment in a landlord-provided policy or additional charges.

Utilities & Monthly Charges

Residents are typically responsible for electricity, water, sewer, trash, and any optional services.

Utilities may be billed directly by providers or allocated and billed monthly through the resident account.
Valet trash service may be available for an additional monthly fee.

Pet Policy

Yes, Park at Magnolia is pet friendly, subject to policy guidelines.

Residents are typically allowed up to two pets per apartment.

Pet fees and monthly pet rent apply and vary by pet type. The one-time pet fee is $400 per pet and monthly pet rent is $25 per pet. See our pet friendly page for more details.

There is no weight limit. The following breeds are generally prohibited:

  • Akita
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Amenities & Community Features

Amenities may include a fitness center, pool, clubhouse, business center, outdoor lounges, and pet-friendly areas.

Many apartment homes include in-unit laundry features or washer/dryer connections.
Packages are typically delivered to a secure package room or locker system.
Wi-Fi is available in select common areas.
The community partners with a preferred internet provider, though alternative providers may be available.

Parking

Parking options vary and may include assigned or open parking.
Additional parking options may be available for an added fee.

Move-Out & Lease Renewal

Residents are typically required to provide at least 60 days’ written notice.

Early termination may be allowed with applicable fees outlined in the lease.
Renewal offers are generally sent 60–90 days before lease expiration.

Tours & Office Information

In-person and self-guided tours are available. Virtual tours may be limited.
